1. Deposit and Balance of Payment
Payments must be by GBP cheque or bank transfer. Cheques should be made payable to  Ms S Kerridge
Bank details will be provided on request.
Booking Deposit: 30%
Balance payable in full: eight weeks prior to departure
However, with all rentals, late payments may result in reservations being cancelled without advance guest notification.

2. Cancellations
In the event that guests wish to cancel their reservation, the following charges will apply:-

(i) Outside eight weeks from arrival date: guests will forfeit booking deposit.
(ii) Between four and eight weeks from arrival date: guests will forfeit 25% of the rental cost, or the  booking deposit; which ever is the greater of the two.
(iii) Between two and four weeks from arrival date: guests will forfeit 50% of the rental cost, or the booking deposit; which ever is the greater of the two.
(iv) Within two weeks of rental commencement: guests will forfeit 100% of the rental cost.

3. Refundable Security Deposit
Villa Mia has been furnished to an extremely  high standard and will be cleaned thoroughly prior to guest arrival and we would ask guests to vacate the house as found. A refundable deposit of £250 will be taken with the balance payment to cover for any damages that may occur during a stay and/or for any extensive cleaning that is required following departure. Once guests have vacated the house we will return the £250 deposit or contact guests within one week if for any reason the deposit will not be refunded.

General Terms

4. Arrival & Departure Times
Arrival and departure times are: 4pm on the day of arrival and 10am on the day of departure. These times must be strictly adhered to. In the event that guests are unable to depart at the specified time, approval must be sought in advance from the Housekeeper when at  Villa Mia. The reason we cannot guarantee acceptance of an earlier or later arrival/departure time request is because it is likely that new guests will be arriving at the house on the same day. However we will endeavour to do all possible to accommodate any requests we have.

5. Cleaning
Villa Mia will be fully cleaned for the arrival of all guests. Should guests require our Housekeeper to provide a mid-week clean or additional bed and towel change during their stay then they should contact our Housekeeper to arrange. Housekeeper contact details are provided on arrival at the house and payment for these additional services should be made directly to our Housekeeper. Final cleaning is included in the rental charge but failure to leave the accommodation in a clean and tidy condition may result in additional charges being taken  from the security deposit to pay for the additional cleaning.

6. Bed Linen
1 set of bed linen is supplied free of charge per week, if guests require an addition linen change this may be arranged with the housekeeper.

7. Towels

Bath and hand towels - are provided. Tea towels - are provided.

Pool towels /Beach- are provided at a cost of £5 .per towel

Bath and hand towels must not be used at the pool or the beach.

8. Pets
No pets allowed.

9. Complaints
In the unlikely event of a complaint during stay, guests must contact our Housekeeper who will endeavour to resolve any matters that arise. 

10. Holiday Insurance
It is strongly recommended that guests take out good holiday insurance to cover for the unexpected whilst in Cyprus. A good insurance policy will include cover in the event of cancellation charges, medical expenses, accidents and lost property whilst travelling.

11. Liability
For insurance reasons the total number of clients staying at Villa Mia must not exceed the maximum capacity of eights. 
We will not be liable for any damage, loss or personal injury which may be sustained by persons or property at any time during a reserved stay at Villa Mia.

12. Right to Decline
We reserve the right to refuse, alter or cancel a booking, even after receipt of the final balance payment. In addition, we are relieved of all liability should  Villa  Mia not be available due to circumstances beyond our control. In such an instance, alternative arrangements will be made in similar accommodation or a full refund will be offered to guests.

We reserve the right to terminate our contract if the behaviour or conduct of guests either prior to, or during the stay at  Villa Mia, is likely to endanger the safety or well being of others or him/herself. It should also be noted that no refund or liability will apply to a situation where a guest is requested to vacate, or leaves of their own accord, prior to the expiration of their booking.
